Moisture Damage in Prince George, VA

This Prince George homeowner contacted The Drying Co. to discuss possible solutions to fix and encapsulate their home’s crawl space. We were ready and willing to help them develop a plan to ensure their crawl space was a clean and efficient environment. We sent out one of our experienced Home Performance Advisors to inspect the crawl space and provide a free estimate to the homeowner.

The first problem we found in the crawl space was that there was debris scattered around the floor, including some of the fiberglass insulation originally installed within the floor joists to insulate the first floor above. The existing 10-mil vapor barrier was torn apart and exposing the dirt floor in many places, leaving the Earth’s moisture to rise freely into the crawl space. With the crawl space being unsealed and the dirt floors of the crawl space exposed, the outside air leaking into the crawl space rises freely up into the home due to the stack effect.

The next thing we noticed was the open vents along the foundation walls. The crawl space is tremendously vulnerable to the influence of the outside air and moisture. The foundation walls are porous and not in any way preventing moisture from seeping through them. As the moisture migrates to the surface of the block wall, it brings minerals in the block with it, leaving behind a white powdery residue called efflorescence.

Open vents and unsealed porous foundation walls are not the only indications of moisture problems within this crawl space. There were mold and mildew growth on the floor joists. Mold and mildew will grow on any organic material in the crawl space so long as the conditions are met. There must be a relative humidity of at least 60% and the temperature will need to be around 70 degrees Fahrenheit or higher for mold to thrive within crawl spaces. Prolonged exposure to mold can cause asthma and irritate those who already asthma and allergies, and it can damage the structure of your home’s foundation.

All these problems leave the homeowners with symptoms such as drafts in their home, cold floors, high energy bills, poor indoor air quality, and can irritate allergies and asthma. After discussing our findings with the homeowner, we reviewed the different steps we could take to help them rectify the problems in their crawl space.

The first stage we would recommend for encapsulating their crawl space is to remove all debris and the fiberglass bats either laying on the ground or still lodged within the floor joists. The flimsy 6-mil vapor barrier needs to be removed. Once the crawl space is cleared, we would first address the mold problem on the floor joists and any organic material. We recommended treating the microbial growth with Shockwave Antimicrobial, a hospital-grade solution designed to kill the mold and mildew growth.

After the mold and mildew are taken care of, the next step we would recommend would be to install CleanSpace. It is a durable 20-mil vapor barrier used to seal off the crawl space from the earth’s rising moisture. It is durable enough to withstand service persons crawling on it or using the crawl space for storage. It is sealed around all crawl space piers and mechanically fastened and sealed to the foundation walls six inches above outside grade.

We would then focus our attention on the foundation walls and open vents. The first step would be to cover the inside of the open vents with foam board and sealed with foam. Blocking the open vents prevents a steady flow of outside air and moisture from invading the crawl space. The foundation walls would then be insulated with either closed-cell spray foam, which at one and a half inches this product acts as a vapor retarder and air barrier, or a Foamax foamboard. Insulating the foundation walls instead of the subfloor extends the thermal boundary of the home to the crawl space floor, allowing us to better control the temperature and relative humidity in the space.

The last task that we would suggest the homeowner take on would be for us to install a SaniDry Sedona. The dehumidifier pulls moisture from the surrounding air and regulates the relative humidity within the crawl space. The homeowner would be given a hygrometer, allowing them to monitor the exact temperature and percentage of humidity within the crawl space and in their home.

If the homeowner proceeds with this project to encapsulate their crawl space, they will see lower energy bills, warmer floors in the winter, and a decrease in bad odors sourced from the crawl space.
