Hopewell, VA CleanSpace Encapsulation System

This Hopewell, VA homeowner contacted us with concerns about wood rot and moisture in their crawl space. At our inspection, we found signs of water infiltration and moisture on the foundation walls evidenced by staining on the walls and efflorescence. Moisture enters the crawl space through the foundation walls, open vents, and water vapor rises from the earth. The accumulation of moisture resulted in mold and mildew growth on the floor joists and began to rot one of the joists. Fiberglass insulation soaks up the moisture in the air and holds it against the floor joists. As this occurs, the insulation becomes heavier and begins to sag and eventually fall.

To address the homeowner’s concerns, we proposed a CleanSpace Encapsulation System with the SaniDry Sedona Dehumidification System and sistering the joist that is damaged. First, we would remove all of the old materials and clean out any debris and sister the joist that has been compromised. Then, our team would do a physical wipe down of the floor joists with Shockwave antimicrobial, which will kill any microbial growth. The next step would be to seal the crawl space off from the earth and its moisture. This would be achieved by installing the CleanSpace Vapor Barrier, wrapping all piers and running the liner up the walls 6-8 inches above outside grade. By doing this, we can direct any moisture that finds its way through the block wall below the liner preventing it from entering the crawl space. We would seal any penetrations for utility lines and seal all vents from the inside the rim and band is sealed and the Sill plate is sealed to the top of the foundation wall. Sealing these gaps allows us to prevent as much air carrying moisture from entering the crawl space as possible and reduces drafts in your home.

Next, we recommended applying an R-10 of closed-cell spray foam to the foundation walls, leaving a 2-inch viewing strip at the top of the block wall. The viewing strip is required by VA building code to allow termite companies to perform their inspections. We also install an interior friction fit door behind the exterior crawl space door. This suffices the required continuous R-10 on foundation walls in an encapsulation and air seals behind the crawl space door. We also recommend installing an Everlast Crawl Space door on the exterior, the Everlast door complies with HOAs and will not rust, rot or warp. The final piece of the puzzle is the SaniDry Sedona Dehumidification System which will cut on when the relative humidity increases above 55%. The goal is to keep the relative humidity below 60%, the point at which microbial growth begins. Along with the dehumidifier, we install a wireless hygrometer so that the homeowner can monitor the humidity and temperature in their crawl space from inside their home.

As a system, this will help prevent mold growth and wood rot from occurring again. It will also improve the indoor air quality of the home, reduce energy bills, keep floors warmer in the winter, and make the home more comfortable year-round.
