We installed a new crawl space door that will not warp, rust, or rot and is HOA friendly. Behind this door, is a friction-fit door that insulates and air seals behind the exterior door.

Repairing a Colonial Heights, VA Crawl Space

This homeowner contacted us because their crawl space needed some TLC. They had noticed moisture issues in the crawl space and wanted to know what could be done to clean and protect the space. At our inspection, we found that the existing vapor barrier was bunched up in places and deteriorating. It was not covering the floor of the crawl space and was clearly not preventing water vapor from the ground from entering the crawl space. Mildew/Mold was growing on the floor joists, due to how damp and warm the crawl space was. Open vents and the unsealed crawl space door allowed warm, humid air to flood into the crawl space and wreak havoc. Insulation was completely missing in some areas and falling in others. The damp environment was ideal for pests, snakes, and termites.

At this time, this homeowner has several projects to complete and chose to move forward with air sealing and insulating their attic first. When they are ready for more forward with the crawl space, we provided a scope of work. We recommended that the homeowner remove any debris, the existing ground cover and insulation. We would then treat the joists with an antimicrobial to kill the mildew/mold. Next, we would recommend sealing all vents, the sill plate, and the rim and band. Then we would install a heavy duty CleanSpace vapor barrier that was strong enough to withstand service persons working in the crawl space without tearing or displacing the liner. The CleanSpace would be wrapped and sealed on all piers and sealed to the crawl space walls 2 inches below the top of the foundation wall. This would seal the crawl space off from the earth’s moisture and direct any moisture that came through the block wall blow the liner. Next, we would recommend insulating the crawl space walls with Rigid Foam Board insulation or Closed Cell Spray Foam leaving the 2” viewing strip for termite inspections, as required by VA building code. We also install a friction fit crawl space door behind the exterior door to air seal and insulate behind the access. Then we recommend installing a dehumidifier to control the relative humidity. The unit will only cut on when it is needed, preventing it from running all the time. We offer homeowners the option of replacing their existing exterior crawl space door with a new door that does not rust, rot, or warp and complies with most HOA guidelines.
