This homeowner in White Stone, VA contacted us about water and moisture concerns in their crawl space. At the inspection, we found that moisture had likely been wreaking havoc in the crawl for a while.
There was puddling on the existing 6-mil liner as well as tears in the material and it was not protecting the crawl space from the earth’s moisture, mold and mildew growth on the floor joists, fiberglass insulation was deteriorating and falling from the ceiling, and condensation was collecting on the ductwork and plumbing. We also found that not only was the relative humidity high, but the wood moisture content was high, 27.1%. At 19%, wood rot can occur, the higher the moisture content of the wood gets, the more damage can be caused to the home’s foundation.
Our recommendations to the homeowner for addressing the moisture in their crawl space and protecting their home included a drainage system and encapsulation to mitigate bulk water infiltration and high relative humidity.
First, we would remove all existing insulation, vapor barrier, and debris and treat the mold and mildew growth with Shockwave Antimicrobial. Then we would install a drainage system along the foundation wall leading to a SmartSump pump. This system will collect any bulk water from the ground, or heavy rains and pump it away from the home to a spot on the property designated by the homeowner.
We then suggested installing a heavy-duty vapor barrier, CleanSpace to completely seal the crawl space from the earth’s moisture. When installed, CleanSpace is sealed at all seams, attached and sealed to the foundation walls 6-8 inches above outside grade, and wrapped around and sealed to all piers.
We would then air seal and insulate the crawl space with foam insulation. The rim and band, sill plate, and vents are sealed. An R-10 of Closed Cell Spray Foam insulation is applied to the crawl space walls leaving a 2” VA Building Code required viewing strip for termite inspections. We also install the friction fit door, an insulated panel behind the exterior crawl space door. This air seals and insulates a huge hole in the system and suffices the requirement for insulating with a continuous R-10 on foundation walls.
Finally, we recommend installing the SaniDry Sedona Dehumidifier. The SaniDry is a dehumidification system specifically designed for crawl spaces and basements. It removes the excess moisture from the air and circulates dry air throughout the entire crawl space controlling the relative humidity. We also install a Hygrometer. The Hygrometer consists of a sensor placed in the crawl space and a display unit for in the home. It reads the relative humidity and temperature for the crawl space and the home. This allows homeowners to monitor the conditions of their crawl space from the comfort of their home.
If the homeowner chooses to proceed with this solution, they will be able to control the relative humidity in their crawl space and protect their home from future damage.
