The CleanSpace will help protect the crawl space from any moisture rising from the earth, and it allows service personnel to maneuver freely throughout the crawl space. Crawl Space Encapsulation Options in Lancaster, VA

This Lancaster, VA homeowner contacted us because they were interested in crawl space encapsulation options for their home.

At the inspection, we found signs of moisture and high relative humidity in the crawl space. The vapor barrier was not effectively sealing the crawl space from the ground’s moisture and had some signs of puddling. The fiberglass insulation was beginning to delaminate and fall away from the floors and mold and mildew growth was beginning to occur on the joists.

These symptoms are a result of high relative humidity in the crawl space. Hot humid air floods into the crawl space in summer months through open vents, around the crawl space door, and through holes or gaps in the home’s foundation to outside. These gaps include the sill plate, rim and band, and plumbing or utility penetrations through the foundation wall. Water vapor also rises into the crawl space from the earth. The vents do not allow enough airflow to keep the crawl space dry, instead, they dump hot, humid air into the crawl space, and it becomes trapped, raising the relative humidity and wreaking havoc.

For an encapsulation, we recommended first cleaning out the crawl space and treating any mold or mildew growth with an antimicrobial. Then we advise installing a heavy-duty vapor barrier called CleanSpace and sealing all seams, wrapping and sealing all piers, and attaching and sealing the liner to the foundation walls. This completely seals the crawl space off from the earth’s moisture.

Next, we advise sealing all vents, to prevent humid air from continuing to pour into the crawl space. We then suggest sealing the rim and band, sill plate, and any penetrations through the foundation wall to the outside. The goal is to seal all gaps that allow outside air to flow into the crawl space and raise the humidity. Then, we recommend insulating the crawl space walls with an R-10 of either Spray Foam insulation or Foam Board Insulation, leaving a viewing strip at the top of the wall for termite inspections. Insulation from the walls extends the thermal barrier of the home and helps further control the environment. Part of air sealing and insulating the crawl space includes installing an insulated, friction fit door panel behind the exterior crawl space door.

The final piece is to install a SaniDry Sedona Dehumidification System. This equipment is designed to remove excess moisture from the crawl space, controlling the relative humidity and circulate dry air throughout the entire crawl space.

If the homeowner chooses to encapsulate their crawl space, they will be able to protect their crawl space from future microbial growth improving their indoor air quality. They will also see lower energy bills and experience warmer floors in the winter.
