Eliminating Musty Odors in a Callao, VA Home

This homeowner reached out to us because they had noticed a musty smell in their home that they suspected was coming from the crawl space.

At our inspection, we found that the crawl space had no vapor barrier covering the ground or insulation in the joists. Open vents were allowing air carrying moisture to flood into the crawl space and nothing was preventing the earth’s moisture from rising into the crawl space. The lack of insulation was leaving the homeowner with cold floors in the winter and making it even easier for unconditioned, crawl space air, to be pulled into the home.

Due to the excess moisture and high relative humidity, along with warm temperatures, mold began to grow on the floor joists. This was resulting in the musty odor the homeowner was experiencing inside the home. Approximately 50% of the air inside your living space comes from the crawl space as allergens and pollutants are sucked up into the home via the stack effect.

After doing a thorough inspection of the crawl space, we recommended the homeowner take several steps to not only remediate the mildew or mold in the crawl space but prevent it from returning.

First, we want to remove any debris in the crawl space including any items that could puncture or damage a vapor barrier. Next, we recommend treating the mildew/mold with Shockwave Antimicrobial. Shockwave is a hospital-grade disinfectant that will kill any microbial growth.

The next step would be to install a heavy-duty CleanSpace vapor barrier. This barrier would be sealed at all seams as well as wrapped and sealed around all piers and sealed to the foundation walls 6-8 inches above outside grade. This will completely seal the crawl space off from the earth’s moisture and prevent vapor from the earth from rising into the crawl space.

Then we recommend air sealing the crawl space including the sill plate, rim & band, behind the crawl space door, and all vents. These are significant gaps in the home’s structure that allow humid air to flood into the crawl space and promote microbial growth. Behind the crawl space door, we would install a Friction Fit Door designed to both insulate and air seal the access.

Next, we suggested the homeowner apply closed-cell spray foam insulation to the crawl space walls. We recommend this approach over fiberglass batts in the floor because it extends the thermal barrier from the joists to the floor of the crawl space, helping to regulate the temperature under the home to protect pipes, heating and cooling equipment, keep floors warmer, and increase energy efficiency.

Finally, we recommended the customer install a dehumidifier to control the relative humidity. Controlling the humidity in the crawl space and keeping the air dry will help prevent mold from re-growing. The dehumidifier will remove excess moisture from the air and circulate dry air to protect the crawl space. Installing a dehumidifier without taking the previous steps of sealing and insulating the crawl space would be ineffective in controlling Relative Humidity and the potential for microbial growth would still be present. This is because installing a dehumidifier in a vented, unsealed, crawl space is as good as trying to dehumidify the outdoors. It will overwork the unit, increasing your energy bills and eventually causing the unit to fail.

If the homeowner chooses to move forward with the above recommendations, they will be able to eliminate the musty odors in their home. In addition, they will prevent the reoccurrence of musty odors in their home and having to remediate mold and replace insulation and the vapor barrier again. They will also benefit from lower energy bills, improved indoor air quality, and warmer floors in the winter.
