Signs of Foundation Settlement

There are several signs that your home may be settling. Both inside and outside of your home, there are some key signs you can look for to determine if you need a professional to assess your home’s foundation.

Signs of Foundation Settlement:

Stair Step Cracks are common in brick and concrete walls. As your home continues to settle, these cracks may widen. You may see this from the outside of your home or inside the basement or crawl space.

Your chimney begins to separate from the home. In some cases, chimneys are built on a separate foundation not connected to your home, this increases the risk for settlement.

You might notice that doors or windows in your home are no longer square. Cracks may originate from the corner, or they may begin to separate from the framing or exterior finish. Doors may begin to stick, often homeowners employ DIY fixes such as planning across the top of the door or replacing locking or latching mechanisms.

Vertical Wall Cracks are frequent in poured foundation walls and are often seen in basements.

Drywall Cracks are often most obvious in the upper level of the home. They typically originate from the corners of doors and windows, along drywall seams, or you may notice buckling, pulling, or ripping of drywall tape.

If you have noticed any of these symptoms in your home, it’s best to have your foundation evaluated to determine if you have a settlement problem.
