Maintaining the equipment in your crawl space is a key component to protecting your home from mold and moisture damage. When you decided to encapsulate your crawl space you likely did it for a number of reasons including; improving the indoor air quality of your home, protecting your home’s foundation from mold and rot, keeping floors warmer in the winter, or improving the energy efficiency of your home. No matter what reason(s) led you to encapsulate your crawl space you made an investment in your home.
The system installed under your home is designed to keep outside air and humidity outside and control the relative humidity (RH). The system works to control the environment under your home preventing mold and mildew growth, wood rot, poor indoor air quality, and helping to make your home more comfortable. Your dehumidifier is the lynchpin in this system. It controls the RH, keeping it under 60%, the point at which mold and mildew can grow, and preventing the wood joists from reaching a high moisture content and allowing wood rot to occur.
Once a dehumidifier has been installed in your crawl space, it is important to properly maintain the unit, just as you would with your HVAC equipment.
Properly maintaining your dehumidifier annually will help you to;
Maintaining your unit can save you far more than having to repair any damage caused by a failed dehumidifier. The goal of your encapsulation was to keep your crawl space dry by keeping outside air outside and keeping the relative humidity below 60% so mold cannot grow. A failed dehumidifier cannot maintain the relative humidity below 60% and leaving this untreated will put you right back where you were before your encapsulation.
