The Founder's Award recognizes that contributions or achievements worthy of recognition do not have to be limited to a single business each year. This award is “<em>presented to a company, organization, group, or individual that has made a significant contribution to the County and its citizenry in terms of capital investment, employment, philanthropy, volunteerism, reached a significant milestone or meritorious achievement, or a combination thereof.</em>”</p>
<p class="MsoNormal">The award recipient is determined based on a vote by members of the Board of Supervisors and Economic Development Authority from a pool of candidates selected by the Office of Economic Development Staff. On this occasion, The Drying Company was among two honorees, when The Board of Supervisors and Economic Development Authority found themselves deadlocked between two candidates, The Drying Company and Greystone of VA.</p>

The 25C Residential Energy Efficiency Tax Credit for insulation in retrofit applications has been reinstated.

<p>On December 22, 2022, The Fact Sheet 2022-40 was released in reference to the reinstatement and enhancement of the 25C tax credit for residential energy efficiency upgrades, the 179D tax deduction for energy efficiency improvements in commercial buildings, and the 45L tax credit for new energy efficient homes. </p>
<p><br />For homeowners, this means that the 25C Residential Energy Efficiency Tax Credit for insulation in retrofit applications has been reinstated up to $500 through December 31, 2022. As of January 1, 2023 through 2032 the 25C credit increases to a maximum of $1,200. </p>

<p class="MsoNormal" data-mce-fragment="1">Leaving your crawl space vents open in the summer doesn’t do the job of keeping the space dry. Instead, it allows hot humid air to become trapped and raises the relative humidity in the space. <p class="MsoNormal" data-mce-fragment="1"><strong data-mce-fragment="1">Mold and mildew grow on floor joists</strong> as the relative humidity rises and warm temperatures are sustained. All mold needs to grow is a relative humidity above 60%, an organic food source (the wood substructure of your home), and warm temperatures. <strong data-mce-fragment="1">Mold and mildew growth on the paper back of fiberglass insulation</strong> is very common. Mold loves organic material, and it especially loves paper. <span style="mso-spacerun: yes;" data-mce-fragment="1"> </span></p>
<p class="MsoNormal" data-mce-fragment="1"><strong data-mce-fragment="1">Falling or fallen fiberglass insulation</strong> is a result of the material absorbing the moisture in the crawl space. It becomes heavy and with the help of gravity, begins to fall away from the floor. Often you may see that the insulation looks like it is “dripping” this is a process called delamination. Delamination occurs when the fibers in the insulation begin to separate from one another as a result of the moisture it’s holding.</p>
<p class="MsoNormal" data-mce-fragment="1">We typically see <strong data-mce-fragment="1">missing, damaged, or crumpled vapor barriers</strong> in crawl spaces, this is because the vapor barrier installed at construction is a 6-mil thickness that is either simply laid on the ground or tacked into place with U-shaped stakes. The purpose of a vapor barrier is to prevent water vapor from the earth from rising into the crawl space and impacting the substructure of the home. However, if your liner is not sealed or has had holes put in to “keep it in place” it’s not going to do a very good job at keeping vapor out, in fact, it’s going to let it in. 6-mil vapor barriers are very thin, think of a standard trash bag, so they are easily damaged and displaced by service persons going in your crawl space or by critters running through or making a home down there.</p>
<p class="MsoNormal" data-mce-fragment="1"><strong data-mce-fragment="1">Efflorescence on foundation walls</strong> occurs as moisture moves through porous foundation walls into the crawl space. As it moves through the wall it brings the minerals and sediment in the block with it. This results in a white powdery substance often described as looking chalky on the surface of the block. Efflorescence is a sign of moisture moving through the foundation wall and into the crawl space adding to the relative humidity. When looking for bulk water intrusion, we’ll often notice things such as water staining on the walls, erosion of soil around the foundation wall where the water is entering, and the ground being softer in those areas.</p>
<p class="MsoNormal" data-mce-fragment="1">The dark, damp environment of your crawl space makes a great home for <strong data-mce-fragment="1">insects and critters</strong>. Our inspectors often find that mice have nested in fiberglass to keep warm, snakes have made a home and shed their skin in the crawl space, and crockets, spiders, and a number of other insects find the safety of the damp, dark crawl space, the perfect place for them to call home.</p>

<p>To address the cantilever, we first installed foam insulation blockers, air sealed and insulated with closed cell spray foam, and filled the remainder of the space with fiberglass then reinstalled the floor joist coverings. In the attic, we installed PVs to prevent the soffits from becoming blocked. Then we blew in cellulose insulation over the existing fiberglass insulation. Cellulose is also dense packed under storage decking in the attic. </p>
<p>This Chesapeake, VA family was experiencing drafts and uneven temperatures in their home. They were especially noticing this in the front rooms of the house. Upon inspection, we found that a cantilever hanging over the front porch was not insulated underneath. This allowed air to easily impact the living space. In the attic we also found the attic was under insulated with batt fiberglass insulation. </p>

<p class="MsoNormal" data-mce-fragment="1">Moisture and condensation occur in the crawl space when hot humid outside air moves through your crawl space vents and meets the cooler air under your home. The change in temperature alters how much moisture the air can hold and results in condensation. Think about putting a glass of iced tea outside in the summer. The hot air meets the cool surface of the glass, giving up the moisture the air is holding and causing “sweat” on your glass.</p>

<p class="MsoNormal" data-mce-fragment="1">Water or moisture in the Earth’s soil and water infiltration from rainstorms can also contribute to the high moisture and humidity levels in the crawl space. The Earth under your home is full of moisture, even if you don’t see it, it’s there. Take a few spoons full of soil from under your home and put it in a zip lock bag. Soon you’ll see condensation on the bag. Water infiltration from storms can be caused by clogging, overflowing gutters, oversaturated soil, or poor grading around the home’s foundation.</p>

<p class="MsoNormal" data-mce-fragment="1">An excess of humidity and moisture in your crawl space, especially over long periods of time can result in mold growth on the floors joists and paper backing of fiberglass insulation. In extreme cases, homeowners may even experience wood rot.</p>

<p class="MsoNormal" data-mce-fragment="1">For wood rot to occur, the wood moisture content needs to be about 19% or higher for a prolonged period. This high moisture content causes the floor joists and sub floor to soften and splinter.</p>
<p class="MsoNormal" data-mce-fragment="1">The moisture in the crawl space is absorbed by the wood substructure (floor joists and sub floor), and by fiberglass insulation. This moisture adds weight to the insulation causing it to fall away from the floors rendering it useless.</p>
<p class="MsoNormal" data-mce-fragment="1"> </p>
<p class="MsoNormal" data-mce-fragment="1"><strong data-mce-fragment="1">How does this impact your living space? </strong></p>
<p class="MsoNormal" data-mce-fragment="1">Approximately 50% of the air in your home comes from the crawl space. This is a result of the stack effect. Inside your home, you may notice musty odors, high humidity, irritations to asthma or allergies, and damage to wood floors or uneven floors.</p>
<p class="MsoNormal" data-mce-fragment="1"> </p>
<p class="MsoNormal" data-mce-fragment="1">This is because all the allergens, moisture, dirt, and odors from your crawl space are being pulled up into your home impacting the air quality. It can cause dust mites, excessive dust in your home, and sometimes homeowners may notice mold growth in the living space.</p>
<p class="MsoNormal" data-mce-fragment="1">If your ductwork is in your crawl space, gaps in the duct system can pull in dust, dirt, and allergens. Inside the home you might notice excessive dust or dirt around air registers and sometimes even condensation on the vents.</p>

<p class="MsoNormal" data-mce-fragment="1">When it comes to your floors, humidity can cause buckling, cupping, or bowing of wood floors as the material shrinks and swells based on fluctuating moisture levels. Soft or bouncy floors can be a result of settlement or soft floor joists and sub floor.</p>

<p class="MsoNormal" data-mce-fragment="1">The crawl space will still experience temperature and humidity fluctuations as we go through season changes and wet and dry seasons. This is where the insulation and dehumidifier come in. We can help control the now isolated environment much like your wall insulation and HVAC system controls the environment in your home. The dehumidifier is set to turn on when the relative humidity in your crawl space exceeds 55%. It will pull the moisture from the air and circulate dry air throughout the crawl space.</p>

Have a professional evaluate the space, take photos, moisture readings, and measure the wood moisture content of your joists. Ask them to take photos of these readings on the meter too. Spray foam insulation is quickly becoming the most popular insulation material utilized in remodeling and new construction of homes in the Newport News, Richmond, and Virginia Beach areas. So, what is spray foam insulation and why is it so popular?
<p class="MsoNormal"><strong>Spray Foam Insulation </strong></p>
<p class="MsoNormal">Spray foam insulation is quickly becoming the most popular insulation material utilized in remodeling and new construction of homes in the Newport News, Richmond, and Virginia Beach areas. So, what is spray foam insulation and why is it so popular?</p>
<p class="MsoNormal"><strong>What is Spray Foam Insulation?</strong></p>
<p class="MsoNormal">Polyurethane Spray Foam insulation is a 2-part insulation. Parts A and B meet as the material is applied to the surface it is insulating, causing a chemical reaction. This reaction expands and hardens into a thick layer of insulation. Once spray foam insulation hardens, it doesn’t lose shape, sagging or compacting like other materials, making it a one and done insulation solution.</p>
<p class="MsoNormal">Spray Foam can be either open cell, or closed cell. Open cell means the material has more pockets of air throughout. Think of the holes in a sponge. In an open cell application, the material is still dense, but you can press your finger into it with minimal force due to these air pockets. This means that more open cell foam is required to achieve the same R-value as closed cell foam.</p>
<p class="MsoNormal">Closed cell foam is more dense than open cell and creates both an air barrier and a vapor barrier about 1–2-inch thickness (this varies based on the foam manufacture. The product used by The Drying Company creates an air and vapor barrier and 1.5”). This material can also offer structural stability to roofs or walls.</p>
<p class="MsoNormal">When it comes to R-value (the resistance to heat transfer), Open Cell offers an approximate R-value of 3.6 per inch, while Closed cell offers approximately a R-7 per inch.</p>
<p class="MsoNormal">While it is being installed, spray foam insulation off-gasses. This is because the material is composed of chemicals and create a chemical reaction. For this reason, when spray foam insulation is being installed, technicians must wear proper PPE, ventilate the space, and Homeowners are asked to leave the home for anywhere from 8-48 hours. This re-occupancy time varies depending on how well ventilated the space is and the product being used. Each manufacture has their own guidelines based on the composition of their product. Be sure to ask the contractor installing your spray foam insulation what the re-occupancy time is for the material they are using.</p>
<p class="MsoNormal">When installed in areas where there is no barrier between the foam insulation and room, such as sheetrock, most building code regulations, including those in Virginia, require an ignition barrier. This barrier provides occupants with an additional 15 minutes before a fire reaches the spray foam in the case of a house fire.</p>
<p class="MsoNormal"><strong>Why is Spray Foam Insulation so popular and where can it be applied? </strong></p>
<p>Spray foam, especially closed cell foam, offers a higher R-value per inch than its counterparts, it allows insulation to be applied in tight spaces, offers structural reinforcement for roofs and walls, air seals and insulations with one material, and is a one and done solution.</p>

<p class="MsoNormal">Spray foam insulation is often applied in the attic to the roof deck and can be part of encapsulating an attic. By insulating with closed-cell spray foam in this way, you can bring your home’s attic into the thermal envelope of the home. This is a great application if your attic has HVAC equipment & duct work in the attic or if the space is used for storage by protecting it from the extreme cold, humidity, and heat throughout the year. <p class="MsoNormal" data-mce-fragment="1">Interior and exterior coatings are “paint on” methods. Most of them only last for about 5-10 years (not a good idea if you’re finishing the space) and require a lot of labor to properly prepare the walls so they even adhere and work as intended. Eventually these coatings will chip or flake and users often notice microbial growth on the back side of the flakes. When applied on the inside of the basement, they essentially trap all this moisture in the block instead of allowing it into the basement which can deteriorate the walls. Ultimately this method means a temporary solution to a permanent issue, which is exactly why The Drying Co. doesn’t recommend or use this method.</p>
<p class="MsoNormal" data-mce-fragment="1">Your home already has an exterior drainage system, it’s not working, that’s why your basement is wet. Not only would replacing, repairing, or unclogging this system not be a permanent solution, but it also means digging up your yard and landscaping, one foot out for every foot down to be exact. That means if your basement is 6 foot underground, we’re digging down and out 6 feet all the way around your home to get to it. (The same goes for exterior coatings)</p>

<p class="MsoNormal">Waterproofing your basement can have a big impact on the comfort, value, and durability of your home. There are several ways to mitigate the water entering your home’s basement and keep the space dry, but not all basement waterproofing methods are created equally. So, what’s the best approach for keeping your basement dry, all the time?</p>

<p class="MsoNormal"><strong><span style="font-size: 14.0pt; line-height: 107%;">Why have a dry basement? </span></strong></p>
<p class="MsoNormal">Keeping your basement dry means protecting your home’s durability, value, and the equipment in it.</p>

Allowing these spaces to be exposed to water infiltration and moisture damage can mean damage to the equipment essential to keeping your household running and healthy. You might also like to store items like holiday decorations or keepsakes in this space. Wet soggy boxes and humidity don’t bode well for keeping your items dry and in good condition.</p>
<p class="MsoNormal"><strong>Improving Home Value – </strong>no one wants to buy a problem, why would they want to buy a wet, musty, damp basement? Not fixing your wet basement means reducing the value of your home when you’re ready to sell or causing you to have to fix the problem then.</p>
<p class="MsoNormal"><strong>Protect Your Home’s Health – </strong>This might sound strange, but your home needs to be healthy too! Moisture and water seeping into a basement become trapped in that space. This can result in mold and mildew growth on organic materials such as wood floor joists, paper backing of insulation, boxes, linens, and more. In extreme conditions this can ultimately lead to wood rot on the floor joists.</p>
<p class="MsoNormal"><strong>Protect Your Health In Your Home – </strong>approximately 50% of the air you breathe in your home’s livable space comes from the basement (or crawl space). This means all the moisture, mildew, humidity, dust, and dirt, being pulled into your home at the bottom is making its way up into your living room, kitchen, bathroom, and bedrooms, and you’re breathing it in. This can be a big factor when considering in home allergies, musty odors, and even dust mites.</p>
<p class="MsoNormal"><strong>Finish Your Basement – </strong>Having a dry basement means you can finish the space. Finishing your basement doesn’t just mean you’re adding extra rooms, it also means increasing your home’s value. You can have the extra bedroom, work shop, or family media room you’ve always wanted and a dry basement!</p>

<p class="MsoNormal"><strong><span style="font-size: 14.0pt; line-height: 107%;">What causes a wet basement? </span></strong></p>
<p class="MsoNormal">Regardless of your basement being fully sub-grade or being a walkout, a number of factors can contribute to water seeping into the space through basement cracks in walls, around doors and windows, or even up through the floor.</p>
<p class="MsoNormal"><strong>High Water Table –</strong> You could live in an area with a high-water table. The water table is an area between the surface layer of soil and where groundwater fills and saturates voids between sediment and rocks in the ground. The poor draining of the soil combined with heavy rains or runoff can cause a high water table meaning water infiltration or flooding into your basement depending on the severity of your home’s basement leakage.</p>
<p class="MsoNormal"><strong>Poorly Graded Soil –</strong> If the soil around your home is graded toward the house, water will run towards your home’s foundation. As pressure builds up on the exterior of your home from the water, it can seep through the basement walls.</p>
<p class="MsoNormal"><strong>Hydrostatic Pressure </strong>– hydrostatic pressure is pressure asserted against your home’s foundation walls by groundwater. This can cause basement wall cracks, water seepage, and bowing in your walls. The cracks caused by this pressure create optimal spaces for water, dirt, sediment, and bugs to creep their way into your basement.</p>
<p class="MsoNormal"><strong>Window Wells -</strong> Improperly designed or ineffective window wells and window well covers collect water directly against your home’s basement walls and windows. Water is always going to follow the path of least resistance and will eventually seep into your basement through the walls and windows.</p>
<p class="MsoNormal"><strong>Ineffective Sump Pits –</strong> Sump pits are holes in your basement floor that are typically open to the basement and have a sump pump lowered into them. These pits collect dirt and sediment clogging the pump and the drainage system. The open pit also allows moisture and odors to rise into your basement and ultimately your living space. Because these pits aren’t sealed if the pump backs up or can’t keep up with the water it’s all going to back up into your basement.</p>

Many older homes didn’t have this and those that do may have gone years without any issues. This “Drainage System” if present, was installed around the exterior footer of the basement to manage the water in the earth and ideally keep your basement dry. This may have worked for a little while but overtime this inaccessible “Drainage System” has become clogged with dirt and sediment rendering it ineffective. How your gutters manage water can also impact the water getting into your home. More water dumping directly around your home’s foundation from clogged gutters and downspouts won’t help keep your basement dry.</p>
<p class="MsoNormal">While cleaning your gutters or replacing your window wells sound like simple solutions to a wet basement – they aren’t the whole solution. Repairing these items can help mitigate the damage, but it won’t eliminate your issue. You’ll need to consider all the factors contributing to your wet basement if you want to keep it dry all the time, not just some of the time.</p>

<p class="MsoNormal" data-mce-fragment="1">The primary purpose of your home’s rain gutters is to prevent mildew, mold, and water damage to your home. This is achieved by collecting and directing rainwater away from your home’s foundation and siding.</p>
<p class="MsoNormal" data-mce-fragment="1"><strong data-mce-fragment="1"><span style="font-size: 14.0pt; line-height: 107%;" data-mce-fragment="1">Why is this so important? </span></strong></p>
<p class="MsoNormal" data-mce-fragment="1">LOTS of water comes off your roof. In fact, a 2,500 square foot roof will shed 1,550 gallons of water in a 1” rain! Water weighs 8lbs per gallon – and all that weight causes your gutters to sag and pull away. Ice is heavy too and snow will block the flow of water.</p>
<p class="MsoNormal" data-mce-fragment="1">Managing the rainwater that sheds off your roof during a storm protects your home’s foundation. Without gutters to do this job your roof will dump hundreds of gallons of water around your home’s foundation washing away soil and landscaping and allow tons of water to sit against your foundation and seep under your home. As this water seeps into the ground and against your crawl space or basement walls it increases the risk for water to enter your home and compromise the structural stability of your home.</p>
<p class="MsoNormal" data-mce-fragment="1"><strong data-mce-fragment="1"><span style="font-size: 14.0pt; line-height: 107%;" data-mce-fragment="1">Clogged Gutters </span></strong></p>
<p class="MsoNormal" data-mce-fragment="1">Clogged gutters don’t do their job of protecting your home’s foundation, they just collect and dump water around your home as if they weren’t there. Clogged gutters that are full of wet debris are heavy and eventually begin to sag and pull away from your home making them less effective even when they are clean. As gutters overflow water washes behind them and can cause damage to the fascia of your home.</p>
<p class="MsoNormal" data-mce-fragment="1">It’s recommended you clean your gutters at least two to four times per year, but this recommendation can vary depending on how much debris your gutters collect and how many trees are around your home. Your options for cleaning your gutters are to do it yourself or hire a service.</p>
<p class="MsoNormal" data-mce-fragment="1">Cleaning your gutters yourself isn’t just another chore, it can be dangerous, you have to drag around a ladder and bucket and maybe even climb on your roof to get the job done. You can also hire a gutter cleaning service and pay someone to clear the gutters and down spouts, but be warned all the weight from the debris and water may have caused some separation in those gutters and when they’re clean you might notice some leaks.</p>

Still, they require some cleaning because small debris catches in the mesh clogging the system, most of these products come with a brush to help you clean them. So, they might keep leaves out, but the filter can still clog and requires cleaning.</p>

To install, they are just placed in your gutters. While these may keep large debris out, small debris and sediment still collect in your gutters, the bristles can snag large debris and allow buildup, and these will still need to be cleaned.</p>

<p>The Gutter Shutter system was installed on the home featuring a wide trough and hood. The system comes with a guarantee that it won't clog, sag, or pull away from the home. This give the homeowner the peace of mind that their system will last and that they won't need to clean their gutters again! </p>
<p>This home had gutters installed on a small portion of the home that needed to be unclogged. The rest of the home didn't have gutters at all and needed to have new gutters installed. </p>

When a home is built, there are dozens of holes made in the building envelope that allow conditioned air (the air YOU PAY to cool down and keep you comfortable) to escape. That air is then replaced with outside unconditioned air that you are paying to condition again. <p>The first thing we did was remove the existing vapor barrier and any debris littering the crawl space floor, then we installed a drainage system under the crawl space grade level using a 4" perforated corrugated sock pipe with drainage rocks. This drainage system was then connected to a Super Sump Pump system, which contains a 1/2 horsepower Zoller pump and a discharge line that leads to a predestined area behind the home. Then we installed a durable 10-mil vapor barrier, called CleanSpace Light, over the dirt floors of the crawl space. We wrap the vapor barrier around all piers and mechanically fasten it to the foundation walls six to eight inches above outside grade. This will help to protect the crawl space from moisture rising from the earth. CleanSpace will resist wear and tear, and it comes with an antimicrobial, called UltraFresh, built into the material. This will help mitigate mold and mildew growth on the liner itself. We then turned our attention to the open vents lining the foundation walls. Custom foam board pieces were used to block the open vents on the inside and then sealed with foam. This will cut off the free flow of outside air and moisture to the crawl space. Normally, we would then move on to adding spray foam or Foamax foam board to insulate the foundation walls, but the homeowner decided to keep their already existing foam board insulation. Insulating and sealing the foundation walls blocks off the moisture that is seeping through the porous walls, and helps to control the temperature and environment of the crawl space. The last thing to add is a high-performance dehumidifier, called SaniDry Sedona. This dehumidifier will help to control the relative humidity and temperature of the crawl space, and it will circulate dry air around the space. A hygrometer is given to the homeowner to monitor the relative humidity and temperature of their crawl space. Annual maintenance and inspections are scheduled, and the homeowner can now enjoy a dry and comfortable crawl space underneath their home. <p>A homeowner in Williamsburg called us out to investigate their crawl space, which they say has had moisture issues. We sent out a Home Performance Advisor to inspect the crawl space and found that there were indeed signs of past moisture infiltration, such as muddy trails and puddles in certain areas of the crawl space. We also noticed that there were gaps in places where their existing vapor barrier meets piers and the foundation walls. This can allow the earth's moisture to rise into the crawl space and affect the relative humidity, leading to mold growth and further moisture damage to materials. It was evident to us that there must have been a lot of groundwater beneath the existing liner. We also noticed that the homeowners had existing foam boards mechanically fastened and sealed to their foundation walls. This may help to insulate the crawl space, but the earth's moisture and outside influence will still need to be sealed off properly. Open vents lining these walls were also allowing the outside air and moisture to freely enter the crawl space, where it could raise the relative humidity and affect the environment. Our team started this phase by cleaning out the old fiberglass insulation and any debris in the crawl space and straightening out the existing 6-mil temporarily (the liner will be addressed in phase 2). Next, they will treat the mold and mildew with an antimicrobial. Since it’s winter, the homeowners aren’t going to have to worry about the hot humid weather causing them more problems. Our team also performed a service on the existing dehumidifier to ensure it was running correctly, the unit was clean, and the drainage and condensate lines were clear of any clogs. As the last step of this phase, a new crawl space door was installed.</p>
<p class="MsoNormal">A few months later, before the weather began to warm up, our homeowners proceeded with phase two. A 10-mil clean space light vapor barrier is rolled out, all seams are overlapped and sealed. The liner is wrapped and sealed around all piers and attached and sealed to the foundation walls. Whoever previously installed the foam board insulation on the walls did not leave the required viewing strip for termite inspections, so our next step will be to cut the code-required viewing strip so that termite companies can perform their inspections.</p>

<p class="MsoNormal">Our homeowners now have a crawl space sealed off from outside air infiltration and the earth’s moisture. The dehumidifier will control the relative humidity to help prevent future microbial growth and a properly sealed crawl space door will help reduce the cold air flooding into the space causing those cold floors. With a clean, dry, crawl space, our homeowners won’t need to worry about microbial growth causing musty smells inside their house. </p>
<p class="MsoNormal">This Williamsburg, VA homeowner contacted us because they were experiencing musty odors and cold floors inside their home and wanted us to look at the crawl space to see what could be done to address this.</p>
<p class="MsoNormal">When we entered the crawl space, we found it was littered with debris from a previous project. Prior to our assessment, the client had someone else attempt to treat the mold, apply foam board insulation to the walls, and install a dehumidifier. The crawl space floor was covered with insulation scraps, fallen fiberglass, and trash was left behind from the previous project.</p>

<p>The first step was for Hasan and Mohammad to clean out all of the fiberglass, vapor barrier, and any debris that was in the crawl space. Next, they applied an antimicrobial to treat the mold and mildew growth on the floor joists and other affected wood in the crawl space. </p>

<p>With a clean slate, they set to work sealing the space. CleanSpace Light, a 10-mil crawl space is rolled out and attached to the foundation walls about 6 inches above outside grade, this directs any water that seeps through the foundation wall under the liner. The liner is overlapped at all seams and sealed, and wrapped and sealed around all piers. The crawl space is now sealed off from any moisture that rises from the ground. </p>
<p> </p>
<p>Rigid Foam Board Insulation is then attached to the foundation walls and sealed at all seams. A 2" viewing strip is left at the top of the foundation wall per building code, this allows for termite inspections. All crawl space vents are also sealed and insulated from the inside and the rim band and sill plate are sealed to stop outside air infiltration. </p>
<p> </p>
<p>Finally, a Dehumidifier is installed in the crawl space to control the relative humidity. While we've done everything we can to keep excess moisture out of the crawl space, we're still going to have some humidity, so the dehumidifier will help us keep it below the threshold that allows microbial growth to occur. The homeowner is also provided with a hygrometer which allows them to monitor the temperature and humidity of the crawl space from inside their home.</p>
<p>This Louisa, VA homeowner had noticed some moisture damage in their crawl space and after some research, determined they wanted to encapsulate the space. Matt met with them to discuss the project, do an inspection, and help them determine which products and materials they wanted to use. </p>
<p> </p>
<p>While inspecting and measuring the crawl space, Matt found that moisture had been seeping in through the foundation walls, evidenced by efflorescence and staining on the blocks. Areas of the crawl space were missing their vapor barrier, which was unsealed, and was allowing moisture from the ground to rise into the space. Open foundation vents were also a gateway for hot humid air to enter the space as well. </p>
<p> </p>
<p>The fiberglass insulation in the floors was dirty, it had been acting as a "filter" for the air being pulled up into the living space via the stack effect (about 50% of the air inside your home comes from your crawl space). As the insulation has absorbed moisture, the fibers have begun to pull apart from one another and "drip" from the ceiling. The moisture makes the batts heavier, causing them to fall away from the floors completely. </p>
<p> </p>
<p>The excess moisture in the space resulting in high relative humidity, and warm temperatures has created the right environment for microbial growth. Mold and mildew need an organic food source, in the crawl space, this is the floor joists, subfloor, and paper backing of the fiberglass insulation. <em>(Usually, homeowners don't go in their crawl spaces, but they may notice musty odors and high humidity inside their home, this can be an indicator that there are humidity and mold/mildew issues in the crawl space.)</em></p>

<p>Already knowing they wanted an encapsulation, we reviewed the different material options with our client and put together a plan for getting the crawl space cleaned up and turned into a healthy space. </p>

<p>Next, they are going to treat the wood substructure with an antimicrobial to kill the mold and mildew growth. </p>
<p>With the crawl space cleaned out and microbial growth treated, a new vapor barrier is going to be installed. The 10-mil, CleanSpace Light vapor barrier is rolled out over the crawl space floor. It is mechanically attached to the foundation walls about 6-inches above outside grade. All piers are wrapped and sealed and all the seams are overlapped and sealed. The CleanSpace will seal the crawl space off from the earth's moisture. </p>
<p>Finally, Omar and Safaa will block and seal all vents from inside the crawl space and air seal at the sill plate and any penetrations through the foundation wall to outside. </p>

<p>Now the crawl space is ready to be insulated. Daniel and Mike will Insulate the foundation walls with Closed-cell spray foam insulation. The material is applied, leaving a viewing strip at the top of the block wall for termite inspections. They will also seal the rim band, a major culprit of air infiltration and drafts for homeowners. This crawl space shares some framed wall spaces with the living space, so they will also apply spray foam to these spaces. </p>
<p>Next, they will install a SaniDry Sedona dehumidifier. This unit will help control the relative humidity in the crawl space and prevent moisture build-up and future damage to the crawl space. </p>
<p>Finally, Daniel and Mike will install an interior friction-fit crawl space door to insulate and air seal behind the exterior door and install an Everlast exterior door that will not rust, rot, or warp. </p>
<p> </p>
<p>This system will solve the homeowner's concerns about their insulation for good. If they had chosen to replace the fiberglass and do nothing else, they would likely be repeating the project again in a few years or less because moisture would continue to build up in the crawl space and cause damage to the "new" fiberglass. Instead, the encapsulation system keeps as much outside moisture and air from entering the crawl space as possible and with the dehumidifier controls the environment preventing a buildup of moisture and humidity. Insulating from the foundation walls instead of the floor extends the thermal envelope of the home and coupled with air sealing is helping to keep the floors warmer, reduce drafts, improve indoor air quality, and even save the homeowners on their energy bills. </p>

Why Is Air Sealing the Attic So Important?

It's a great question and one we get all the time. Shouldn't insulation keep heat out during the summer and in during winter? Well, sort of. Insulation is only half of the solution to keeping your home comfortable and reducing your energy bills when you're insulating your attic. Air sealing all these holes between the living space and the unconditioned attic greatly reduces air loss.

<p><span data-preserver-spaces="true">It’s a great question and one we get all the time. Shouldn’t insulation keep heat out during the summer and in during winter? Well, sort of. Insulation is only half of the solution to keeping your home comfortable and reducing your energy bills when you’re insulating your attic.</span></p>
<p><strong><span data-preserver-spaces="true">The Problem:</span></strong></p>
<p><span data-preserver-spaces="true">When homes are </span>built dozens of holes are created between the conditioned living space and the unconditioned attic. These holes occur in the form of plumbing, electrical, HVAC penetrations. Bath fans, chimney chases, top plates, and recessed can lights, to name a few.</p>
<p><span data-preserver-spaces="true">In the </span><strong><span data-preserver-spaces="true">summer</span></strong><span data-preserver-spaces="true">, the attic gets extremely hot. The sun heats the roof and that heat turns the attic into an oven, exceeding outdoor temperatures by 15 degrees or more, upwards of 130 degrees Fahrenheit making the attic blazing hot. This heats the ceiling shared with your living space, and the heat radiates down into the rooms below. If you have ductwork in your attic that’s trying to push cool air to your living space, the ductwork and the stagnant air in it is just as hot as the attic, warming up the air you just paid to cool down and making it more difficult to cool down your living space. Now, your HVAC is working harder and running more and you’re still not comfortable.</span></p>
<p><span data-preserver-spaces="true">In the </span><strong><span data-preserver-spaces="true">winter,</span></strong><span data-preserver-spaces="true"> the warm air in your home that you paid to heat is rising through your living space and escaping through all the holes between your conditioned living space and the unconditioned attic. Heat also moves from more to less, with the attic being as cold as the outside and the ceiling being a similar temperature, it’s sucking up that heat. The cold air then falls, and you start to notice drafts in your home known as convective looping. If you have ductwork in your attic, it and the air in it is cold, and it’s cooling down the air you paid to heat up, making it more difficult to warm up the rooms in your home. Your HVAC is working harder and running more often to try and warm up your home.</span></p>
<p> </p>
<p><strong><span data-preserver-spaces="true">The Science:</span></strong></p>
<p><strong><a href="https://www.thedryingco.com/about-us/videos/18622-the-stack-effect-your-home.html" target="_blank" rel="noopener"><u><span data-preserver-spaces="true">The Stack Effect</span></u></a><span data-preserver-spaces="true"> is</span></strong><span data-preserver-spaces="true"> the driving force behind what’s happening between your conditioned living space and your unconditioned attic. As air rises it creates a positive pressure at the top of your home which pushes conditioned air from the living space into the unconditioned attic space. This creates a negative pressure at the bottom of the home, which sucks in outside unconditioned air. </span></p>
<p><span data-preserver-spaces="true">As new unconditioned air is brought in, it pulls in dust and allergens. (About 50% of the air you breathe in your home comes from under your home, the basement, or crawl space). This air needs to be conditioned, so your HVAC works to heat or cool this air, then redistribute it throughout your home, only to be lost again.</span></p>
<p><span data-preserver-spaces="true">Every home is diffe</span>rent and can experience air loss at varying rates, this is the amount of air exchanged in a home in an hour. The more times the air in your home is replaced, the more your HVAC is running, the higher your energy bills. You are also likely experiencing drafts, cold floors, rooms that are too hot or too cold, and in some cases, high humidity and even musty odors throughout the home.</p>
<p> </p>
<div><span style="font-size: 12pt;"><strong>The Solution:</strong></span></div>
<p><strong><span data-preserver-spaces="true"> Air sealing</span></strong><span data-preserver-spaces="true"> all these holes between the living space and the unconditioned attic greatly reduces air loss. Meaning, the air you paid to heat and cool is staying in your home longer and your HVAC will run less. Insulating and air sealing the attic access is key to helping reduce air loss and heat transfer.</span></p>
<p><strong><span data-preserver-spaces="true"> Insulating </span></strong><span data-preserver-spaces="true">the attic ceiling with at least an R-38 will slow heat transfer between the living space and attic, keeping you more comfortable. (</span><em><span data-preserver-spaces="true">In our area, Energy Star recommends insulating with an R-38 to R-60 in an uninsulated attic, or adding an R-38 to an existing 3-4 inches of insulation</span></em><span data-preserver-spaces="true">).</span></p>

<p><strong><span data-preserver-spaces="true">The Results: </span></strong></p>

<p>We first wanted to clear the crawl space of old materials, so we removed the old liner, the fiberglass insulation batts, and any building debris or trash. Then we applied an antimicrobial to any affected floor joists to remove mold growth. This application eliminates mold and mildew but it does not remove the staining left behind by growth.</p>
<p> </p>
<p>Once the mold growth was eliminated, we installed a 20-mil CleanSpace vapor barrier over the dirt flooring of the crawl space. This heavy-duty liner gets wrapped around all piers, sealed with vinyl tape, and mechanically fastened to the foundation walls six to eight inches above outside grade. CleanSpace will help to protect the crawl space from moisture rising out of the earth and make it easier for us to seal off any outside influence.</p>
<p> </p>
<p>We then focused our attention on the foundation walls, where moisture was not only seeping through the porous cinderblocks but also entering through the open vents lining the walls. We blocked off each vent by inserting a custom foam board piece into the inner side of each vent and sealing it with can foam. Then we used closed-cell spray foam to cover the foundation walls, which at an inch and half-thickness, will act as an air barrier and vapor retarder. A two-inch viewing strip was left on the upper perimeter of the foundation wall for termite inspectors.</p>
<p> </p>
<p>Finally, we installed a SaniDry Sedona dehumidifier in the crawl space, along with a LittleGiant condensation pump. This highly efficient dehumidifier will help to circulate dry air around the crawl space while pulling in moisture and draining it via a condensation pump and hose line. This will help to regulate the relative humidity of the crawl space, and the homeowner is given a hygrometer to always monitor this and the temperature of the crawl space.</p>

<p>With these solutions set in place, the homeowners should experience a more comfortable and energy-efficient home. Outside air and moisture will find it more difficult to penetrate the crawl space's defenses, and annual service and maintenance calls are made to the homeowner to maintain this protection. <p>To address the attic we began by removing all of the insulation. Now, our technicians apply an R-21 of closed-cell spray foam insulation to the attic rafters. Beginning at 1.5 inches, this product acts as an air and moisture barrier. The last step is adding an intumescent thermal barrier coating on top of the insulation and a hygrometer to monitor the relative humidity in the space. </p>
<p> </p>
<p>Insulating from the rafters helps to reduce conditioned air loss and control extreme temperatures in the attic during the winter and summer months, helping to prevent the ducts from sweating. Less conditioned air loss means less new air needs to be conditioned which results in less wear and tear on your HVAC unit. This leaves the homeowner with lower energy bills and they are more comfortable in their home. </p>
<p>This attic is currently insulated with blown-in and batt fiberglass. It is also home to the HVAC system for the second floor of the home. </p>

<p>This family is noticing high energy bills in the home as well as some sweating from the ductwork. They are looking for a solution that will help to stop the sweating ducts and help to lower their energy bills, especially in the hottest and coldest months of the year when the unit seems to run all the time. </p>

<p class="MsoNormal">We quickly drew up a proposal of a variety of solutions and services we offer. Once the homeowner made their decision, we began scheduling for their basement project.</p>
<p class="MsoNormal">The first thing we did was move everything away from the perimeter of the basement. We needed a clear space from the walls to install our solutions. Our installers created a trench on the floor around the basement perimeter using a jackhammer. The trench is filled with some drainage rock and our WaterGuard XL drainage system. This system catches any moisture seeping through the walls and transports it to a sump pump, which will move any water collected out of the basement via a drain line.</p>
<p class="MsoNormal">The walls were covered with a 20-mil CleanSpace vapor barrier, which is a heavy-duty liner and will act as an air barrier and vapor retarder. This will help to direct any moisture seeping through the walls down into the WaterGuard XL system and will help decrease the relative humidity.</p>
<p class="MsoNormal">The final project was attaching a Super Sump Plus basin to the WaterGuard XL system. This pump includes a 1/3 horsepower Zoller pump, a WaterWatch alarm, and a CleanPump stand. Any water collected by the CleanSpace and WaterGuard XL is transported to this sump pump basin and moved out of the basement via a drain line, leaving the living space dry and clean.</p>

<p>After reviewing options with our homeowner, they determined they wanted to go with a long-term solution that would prevent them from repeating the project and solve their concerns of cold floors and drafts. </p>
<p>We began the project by removing all of the debris, existing fiberglass, and vapor barrier from the crawl space. Next, the floor joists are treated with Shockwave, an antimicrobial solution that kills microbial growth. </p>
<p>Our crew then begins to roll out the CleanSpace Liner. in this crawl space, we used a 10-mil, the homeowners don't have a lot of service people going in and out of their crawl space and don't plan on using any of it for storage so the durability of the 10-mil is going to work well for them. We overlap and seal all of the seams with vinyl tape, attach the liner to the walls 6 inches above outside grade, and wrap and seal around all of the piers sealing the crawl space off from the earth's moisture. </p>
<p>Next, we seal all crawl space vents, any penetrations to the foundation walls to the outside, and the sill plate. This stops outside air carrying moisture from entering the crawl space as much as possible. </p>
<p>The last step is to apply closed-cell spray foam to the foundation walls and rim band proving an R-10 insulation value to the foundation walls. We also install an interior friction-fit crawl space door behind the exterior access that insulates and air seals behind the crawl space door. This extends the thermal boundary of the home to the floor of the crawlspace, helping to keep floors warmer, lower energy bills, and reduce drafts. </p>
<p>At this time, the homeowner opted out of installing a dehumidifier, though we do recommend it. While we have done everything we can to keep outside moisture from entering the crawl space, the only thing we can control is relative humidity, and that's done with the dehumidifier. Relative humidity kept below 60% allows us to help prevent mold growth. However, the homeowner did get a hygrometer with their project that will allow them to monitor the relative humidity and temperature in their crawl space.</p>
<p>This homeowner contacted us because they had noticed issues with their crawl space insulation. They were experiencing cold floors and drafts in their home and wanted to see what could be done to make the home more comfortable. </p>
<p>At our inspection, we found that during the warm, humid months the conditions in the crawl space had been right for mold and mildew growth to occur on the floor joists. For microbial growth to occur, it needs an organic material to grow on, warm temperatures, and high relative humidity, all of which are easily found in crawl spaces in our area.</p>
<p>We also found that the insulation was sagging and falling away from the floors. In addition, the humidity in warm months is often absorbed by fiberglass insulation like a sponge decreasing its effectiveness. Fiberglass is most effective when it's enclosed on all 6 sides and against the surface it's insulating, however, in a crawl space, one side is left open and gravity helps to pull the insulation away from the floors. </p>
<p>While we've certainly seen vapor barriers in worse conditions than this one, there were several concerns we took note of. the 6-mil liner in the crawl space was not sealed to the walls, piers, or itself, and in most cases, these liners are held in place by "U" shaped stakes. all of these holes or openings in the liner are areas where moisture from the ground can rise up into the crawl space and contribute to the high relative humidity. We also noticed some water staining and efflorescence on the walls, which is another sign of moisture infiltration. </p>
<p>All of this tells us that just replacing the insulation isn't going to be a long-term solution for our homeowners. While in the short-term it might help with their cold floors, once we enter back into our hot, humid season, moisture will continue to be a problem in this crawl space and deteriorate the insulation over a year or a few years ultimately resulting in the homeowner having the same problems and needing to replace the insulation again. </p>

They serve children who have disabilities or delays in their development, are at risk due to very low family income, have other risk factors such as premature birth, teen parents, or parental substance abuse, or need high-quality childcare and development services. They also offer assistance to expectant parents, teen parents, fathers, child-care providers, and other early childhood professionals.</p>

<p>Since 2002, Toano has been home to local contractor, The Drying Company/ThermalTec. In 2014 the business’ growth prompted a move from Toano Business Center on Richmond Rd. to their current address at 236 Industrial Blvd. Toano, VA 23168. The company continued to grow and soon occupied 3 buildings on Industrial Blvd.</p>
<p>As their growth continued, the need for more office and warehouse space became more pressing. In 2020, Owners Steve and Tyler Tetreault began the search for a new home for The Drying Co. that would facilitate the growth of the business.</p>
<p>After a year of negotiations, the father and son duo, Steve and Tyler closed on their new home on July 14, 2021, at 3005 John Deere Rd. in Toano, VA. Some may be familiar with this building as the Design Masters offices, which will continue to occupy a portion of the building.</p>
<p>“It’s been exciting to grow our business and team over the years. Starting out, we were in a small office/warehouse on Richmond Rd. and at the time we had less than 20 employees. Since then, we have grown to more than 60 employees and are still looking to grow our team further. We’re excited to move into a space that will allow us to continue to grow and better serve our customers.” Remarks Owner, Steven Tetreault on the relocation.</p>

We take a look at some of the common moisture issues often found in vented crawl spaces. Many problems can arise from having excessive moisture in the crawl space, and they can affect not only your air quality and foundation stability but also your energy bills.

When we send an advisor to do an inspection, we always focus on the root cause of our client's concerns. In most cases, it is moisture, and moisture finds its way into a crawl space in a variety of ways.</p>
<p>In many crawl spaces, like the one in this Windsor, VA home, there is typically a 6-mil vapor barrier placed over the dirt crawl space floor. Unfortunately, these liners are not that effective at preventing moisture from rising out of the earth and into the crawl space. They need to be sealed at the seams, wrapped around all piers, and mechanically fastened to the foundation wall, lest there be moisture infiltration. The moisture that gets in raises the relative humidity of the crawl space, leading to mold growth or condensation. The dark and damp environment is also ideal for small critters and creatures, that will make their home in the underbelly of these houses.</p>
<p>There can be quite a bit of outside air and moisture leakage through the foundation walls of a crawl space, as well. Moisture will seep through these porous cinderblocks or bricks and affect the relative humidity. Efflorescence can also occur when moisture forces its way through the walls, bringing along with it the salts and sediments from within the walls to the surface, creating a chalky, powdery substance and staining along the walls.</p>
<p>Open vents also line the foundation walls, which will allow outside air and moisture to freely enter the crawl space. While vents were intended to allow hot humid air to flow in and out under the home in warmer months this is not what is occurring. Instead, any moisture entering through these vents becomes trapped, raising the relative humidity of the crawl space. Small critters and creatures can also sneak their way in via these vents.</p>
<p>For many homes, the crawl spaces can be subgrade, and water pools around the foundation. If the soil around the foundation is not dense enough, the added pressure from the water can expand and press against the foundation, which leads to cracks. Eventually, water will enter the crawl space through these porous and cracked foundation walls, adding to the relative humidity.</p>
<p>With there being multiple entry points for moisture infiltration, there are several issues that have arisen. Many crawl spaces, like the one in Windsor, VA, suffer from the high relative humidity and damp environment. The fiberglass insulation batts often found between the floor joists begin to sag and fall out of place. They absorb the moisture like a sponge, and the fibers begin to pull away from one another due to the insulation being wet, also when fiberglass is wet, its R-value is greatly diminished.</p>
<p>Mold and mildew growth is also an issue that arises in these damp crawl spaces.
